Poljoprivredno zemljište u Hrvatskoj najjeftinije je u EU, no stranci ga ne kupuju, piše u utorak Večernji list.
U godinu dana cijena oranica skočila je za prosječnih 200 eura, odnosno oko 6 posto, livada samo 2,5 posto, a dotad najjeftinijim pašnjacima cijena je skočila 22 posto. Hrvatska i dalje ima najjeftinije poljoprivredno zemljište u Europi, navodi dnevnik.
Za godinu dana istječe zabrana prodaje poljoprivrednog zemljišta strancima te se očekivalo da će vlasnici oranica i pašnjaka u kontinentalnom dijelu zemlje napokon doći na svoje i nešto zaraditi na prodaji zemljišta. No, stranih kupaca uglavnom nema.
Preklani je u Hrvatskoj prodano oko 34 tisuće poljoprivrednih parcela za nešto manje od 1,5 milijardi kuna, a srednja cijena hektara poljoprivrednog zemljišta iznosila je oko 25 tisuća kuna, odnosno oko 3300 eura.
U toj su godini cijene rasle oko 14 posto, no slično kao i kod nekretnina, cijene poljoprivrednog zemljišta u zaleđu Jadrana ne mogu se usporediti s onima dublje u unutrašnjosti ni po iznosu ni po potražnji.
Ekonomistica Maruška Vizek, s Ekonomskog instituta Zagreb, ističe da se postojeći rast cijena poljoprivrednog zemljišta uglavnom vezuje uz poticaje koje dobivaju samo vlasnici zemljišta.
"Vlasništvo nad zemljom samo po sebi donosi prihod, nitko ne kontrolira što ćete s njom od toga što ste prijavili raditi. Sustav poticaja je sam po sebi generator potražnje za poljoprivrednim zemljištem. Priobalje i zaleđe uz Jadran su jedan drugi svijet. U priobalju na poljoprivrednom zemljištu možete imati kamp, turistički smještaj, OPG, ondje se poljoprivredno zemljište pretvara u paragrađevinsko zemljište i potražnja raste. Mi se ni s čime drugim ne bavimo nego turizmom", kaže Vizek.
U Osječko-baranjskoj županiji poljoprivredno zemljište bilo je 2020. godine deset puta jeftinije nego u Istri, dok je hektar zemljišta u Splitsko-dalmatinskoj i Dubrovačko-neretvanskoj županiji dosezao i do 50 tisuća eura.
Stranci i sada mogu slobodno kupovati zemljište preko svojih poduzeća, ali ne kao pojedinci, fizičke osobe.Gleda li se prosjek, hektar poljoprivrednog zemljišta u Hrvatskoj sedam je puta jeftiniji nego u susjednoj Sloveniji, a 11 puta jeftiniji nego u Italiji, piše novinarka Večernjeg lista Ljubica Gatarić.

Poljoprivredno zemljište u Hrvatskoj najjeftinije je u EU, no stranci ga ne kupuju, piše u utorak Večernji list.
U godinu dana cijena oranica skočila je za prosječnih 200 eura, odnosno oko 6 posto, livada samo 2,5 posto, a dotad najjeftinijim pašnjacima cijena je skočila 22 posto. Hrvatska i dalje ima najjeftinije poljoprivredno zemljište u Europi, navodi dnevnik.
Za godinu dana istječe zabrana prodaje poljoprivrednog zemljišta strancima te se očekivalo da će vlasnici oranica i pašnjaka u kontinentalnom dijelu zemlje napokon doći na svoje i nešto zaraditi na prodaji zemljišta. No, stranih kupaca uglavnom nema.
Preklani je u Hrvatskoj prodano oko 34 tisuće poljoprivrednih parcela za nešto manje od 1,5 milijardi kuna, a srednja cijena hektara poljoprivrednog zemljišta iznosila je oko 25 tisuća kuna, odnosno oko 3300 eura.
U toj su godini cijene rasle oko 14 posto, no slično kao i kod nekretnina, cijene poljoprivrednog zemljišta u zaleđu Jadrana ne mogu se usporediti s onima dublje u unutrašnjosti ni po iznosu ni po potražnji.
Ekonomistica Maruška Vizek, s Ekonomskog instituta Zagreb, ističe da se postojeći rast cijena poljoprivrednog zemljišta uglavnom vezuje uz poticaje koje dobivaju samo vlasnici zemljišta.
"Vlasništvo nad zemljom samo po sebi donosi prihod, nitko ne kontrolira što ćete s njom od toga što ste prijavili raditi. Sustav poticaja je sam po sebi generator potražnje za poljoprivrednim zemljištem. Priobalje i zaleđe uz Jadran su jedan drugi svijet. U priobalju na poljoprivrednom zemljištu možete imati kamp, turistički smještaj, OPG, ondje se poljoprivredno zemljište pretvara u paragrađevinsko zemljište i potražnja raste. Mi se ni s čime drugim ne bavimo nego turizmom", kaže Vizek.
U Osječko-baranjskoj županiji poljoprivredno zemljište bilo je 2020. godine deset puta jeftinije nego u Istri, dok je hektar zemljišta u Splitsko-dalmatinskoj i Dubrovačko-neretvanskoj županiji dosezao i do 50 tisuća eura.
